Designed to advance investigational drug development, this $7.6-million manufacturing facility was carefully planned and constructed to support AstraZeneca Pharmaceuticals’ (formerly Neogene Therapeutics) Phase 1 allogeneic cell therapy pipeline. The buildout features two EU Annex 1-compliant Grade B processing suites configured to support both Phase 1 and Phase 2 clinical trials. Each suite is fully segregated and designed with controlled material, personnel, and waste flows to maintain regulatory compliance and operational efficiency. One suite is dedicated to drug substance manufacturing, including cell harvest, purification, and bulk filling, while the second suite supports final product formulation and fill-finish operations. The project scope also includes the construction of complementary support spaces integrated into the overall layout, such as cryopreservation and storage areas, a just-in-time materials warehouse, a quality control laboratory, and dedicated gas utility storage.

This comprehensive renovation transforms existing office space into a modern, flexible, and collaborative workplace. The design integrates open-concept areas and private workspaces, enabling teams that were previously spread across multiple floors to work together seamlessly. A central interconnecting staircase visually and functionally unites the two floors, fostering connection and movement throughout the workspace.
The project highlights a flexible workplace design, featuring open-plan collaborative zones alongside private offices to support modern working styles and adaptability. The redesigned space also enabled strategic team consolidation, bringing together groups that were previously located on separate floors or in different buildings to operate more efficiently. Executing the renovation in an occupied high-rise required careful phasing, close coordination with building management, and meticulous logistics planning to minimize disruption to other tenants. The team also implemented engineering innovations, re-evaluating structural loads on the north façade and redesigning the window system with larger glass areas and reinforced framing to meet updated requirements. Despite permitting delays, the project achieved seamless execution through strong collaboration among the design, construction, and management teams, keeping the project on schedule.
This project exemplifies how thoughtful design, strategic planning, and precise construction coordination can revitalize high-rise office environments, creating modern workplaces that support both functionality and collaboration.
